I get asked all the time how I got my wife to work with me and be so involved in my business. It's funny because that's not how our relationship started out. I met Katie in 2014 and I had just started my business. I was reading this book called Think and Grow Rich and there was a chapter called Sex Transmutation. In that chapter, Napoleon Hill talks about how men have this innate desire to chase women and how that can distract them from their goals. I related to that story and it made me realize that I needed to find someone to settle down with. I started looking for someone who I could spend the rest of my life with and that's how I found Katie. We dated for a while and then I proposed to her.

[00:00:02] - Logan started dating Katie in 2014. He started dating her because he wanted to change his lifestyle and focus more on his business. He read a book called “think and Grow Rich“. And it changed his life. He Was Looking for Someone he could spend the rest of his life with. Katie was married and had a kid.
[00:05:43] - Katie and Kay came from divorced parents, and their number one goal is to be married forever. Their second principle is that love is an action rather than just a feeling. Their third principle is having a parenting strategy. Their fourth principle is complimenting each other behind each other's backs.
[00:12:43] - There are two types of marriage dynamics: a quarterback relationship and a quarterback fullback relationship. In his and Katie's relationship, they treat their marriage as a business relationship. They have weekly meetings to discuss their relationship and business. They try to separate romantic and family relationships with business relationships.
[00:18:28] - As part of their weekly marriage meeting. They share their cheat codes with each other. They use trello, WhatsApp? And slack to communicate. They have a honey huddle for important tasks. At the end of the night, they do what's called wins and gratefuls.

I was sitting at my desk, scrolling through Facebook when I saw an ad for a free real estate seminar with Richard Pordhead. I was intrigued, so I signed up. At the seminar, I learned that to truly be successful in real estate, I needed to have a track record and experience. I also needed to find investors with money. I went home and started my research. I found a real estate mentor named Chris Krohn and I invested in a program to learn his system. In 2020, I started using other people's money to invest in real estate and by 2022, I had bought 24 doors without using any of my own money.

[00:00:41] - Yesterday, Logan Manzanares closed on his first big multifamily unit. It was a cool experience as they bought it with none of their own money. It took them up until this year, the last $4 million that they bought, but they've now been able to not use any money.
[00:01:57] - In 2020, after he bought a couple of properties, he realized he couldn't continue using his own money to buy real estate. He connected with Chris Krohn, who is a real estate investor. They have invested over a million dollars of their own money into real estate up until 2022.
[00:07:10] - The only way people are going to give you money is if you have a track record. Kris has done three deals with no money down, and he wants to do it three more times before looking for investors as part of the mentorship, they learned the questions to ask and the spreadsheets and graphs to track the actual ROI's.
[00:09:15] - When you're looking for a real estate investor, you need to ask them about their goals and track record. Many people are not a good fit for what he's trying to do. He needs to have multiple investors. Not just one person, but multiple people.
[00:11:43] - There are four pieces of a deal. To get into real estate, down is number one. You have to have a track record and talk to investors who have money. The second piece is credit. The third thing is money. And the fourth thing is managing the deal.

I was recently having dinner with my mentors, Alex and Leila, and we were talking about the importance of communication. Leila told me that "all the riches are on the other side of a few direct conversations." I took this to mean that our ability to communicate with ourselves, our teams, and the people around us is what will allow us to grow as individuals and in our businesses. I thought about how this applied to my own life and realized that there are many relationships that have slowly soured over time because I haven't had the tough conversations that I need to have. I committed to myself to start having those conversations more frequently, and it has made a world of difference.

[00:00:53] - Alex Leila is one of the most genuine people on the planet. He is humble, humble and has great mindsets. He works hard and provides value in excess of what most people in the marketplace can. He has a lot of respect for Alex Leo from outside of business.
[00:01:41] - Alex gave a speech on leverage at the Future Flipper event on Tuesday. He talked about the difference between what you put in and what you get out. Logan and Leila are business owners, and they use leverage to create their own business. Adam was convicted when he was a gym owner.
[00:06:26] - Sarah read Michael Gerber's "the Emyth" in 2016, sarah used to be Sarah, who was the only one in her business. She used to train clients from 5:00 am. To 9:00 PM. Eat lunch, take a nap, go back to the gym and then train again from 4:00 to 8:00 at night. Sarah believes in systems and automations as a form of leverage to create a business.
[00:11:14] - Layla advises Alex to talk to his wife Katie, who runs the business with him. Alex is the board member of the business. Layla's advice is to have a direct conversation with the people who upset you. Alex's wife doesn't listen to his advice.
[00:17:08] - Some of the things I wrote down are going to pertain to you. Some of them are not
[00:17:23] - Alex said that ordinary business done for a short amount of time equals shorter returns. Alex also said that for every ten phone calls you make, there's a 50% chance you have to close. So you need to make 5 phone calls a week to get 5 sales. The average price point for a product or service is $5000. If you make 100 phone calls, you make $25000, which is the number of sales you would make if you knew your numbers.
[00:20:35] - Kobe has a 13-year-old daughter. He teaches her to go to bed at 10:00 every night and get up at 5:00 am. For swim practice. She doesn't learn anything from the example because she still behaves the same way.
[00:23:35] - Alex would have spent more money on the growth of Jim Launch rather than just keeping the profits. Alex believes that when you're making less than a million dollars, you need to invest all the profits back into your business, education and skill sets. Alex has a nanny interview coming up in ten minutes.
[00:27:05] - Alex and Leila are in Las Vegas. They went to dinner at Froyo with Ryan Panda and Alex's friends. Alex's business is struggling because they don't have enough staff. They need to hire a high-recruiter. Alex spent more money on hiring than on client acquisition.

I was one of the first people to sign up for Alex's Gym Launch program, so I got to know him pretty well. I was actually the first gym owner he brought on to help him with his business. I took over the daily calls he did with gym owners from him, and then I also did sales for him. I learned how to sell a $100,000 product through working with him, which changed the way I thought about selling. After Leyla and Alex spoke at a rental event, we all walked back to their home and they told us
about how they ascended all of the gym wash people into the Legacy program. They explained that they sent me a letter with a $100 bill in it and how they wanted me to go to dinner. At the dinner,

[00:00:30] - Katie and her friends got back from Vegas last week. They were supposed to go to the clinic conference on Monday, but they were invited to dinner by Leila Hermosa. Katie and Leila are speaking at Ryan Panda's future Flipper
event. Alex helped Katie turn her gym around in 2017.
[00:04:15] - Alex Leila started a gym launch business in 2017. He used the same marketing and sales skills that he learned in real estate to build his business. He is no longer in the business industry, but he was able to apply the same skill set to his clean business.
[00:11:19] - The value of coaching other people is that it gives you the opportunity to tell somebody else what to do. Alex did it for two years in New York, and it was the first step in starting his own business. He believes that taking own advice can help your own business, too.
[00:11:54] - Alex did sales for Alex as well. He got paid as an affiliate commission. He sold a six week Challenge for $500, a twelve week program for $2000, and Gym Lords for $93000. He was able to sell a $100000 product because he was already inside the Gym Launch program and the Gym Legacy program.
[00:16:02] - Alex created a gym launch that went from zero to 30 million in three years. He was able to help a gym owner create far more revenue than he asked for in return. His program by the end of it was $16000 for 16 weeks, which is $1000 a week. Alex was a good marketer and good at sales.
[00:17:40] - Jeremy worked in a gym in 2019. He was a decent salesperson, but he was the best on his team. He learned a lot from Nick Eliot's program, which made him a better salesperson. Jeremy's wife used to watch him sell his kids.
